Fees

If we are placing tenants, there is a finder’s fee of 1/2 of the first month’s rent. For property management only, the fee is 7% of the monthly rent.

 

Services

  • Tenant placement – Prospective tenants will be vetted which includes credit, employment, rental history and character reference checks.

  • Lease preparation – Tailored to each client’s needs, our leases are detailed and protect both homeowners and tenants.

  • Inspection – A thorough walk-through of your rental property is completed before and after occupancy.

  • Collection of rental income – Security deposit and monthly rent payments are collected on your behalf.

  • Ensuring rent is paid in a timely manner and if necessary taking action with regard to eviction proceedings.

  • Negotiate lease renewals.

  • Arrangements made for repairs, meeting with service repairmen.

  • Settling of repair bills from collected rent.

  • Monthly and year-end accounting statements, along with records of repair and maintenance activities.

  • After-hours access.
